Toronto Man Wanted in $10M Mortgage Scam

There’s another local Greater Toronto Area (GTA) man wanted in connection with a real estate scam. 

Toronto police have issued a warning to the public about a mortgage scam after a Canada-wide arrest warrant was issued for 23-year-old Yuansen Fu, who is accused of generating more than $10M in fraudulent activity, according to a news release.

Police allege that Fu — going by the name of “Lucas” — worked with a female mortgage broker to target law firms in Toronto’s Chinese community. Allegedly, Fu used fake identification and set up fictitious lenders, borrowers, and companies in order to get his hands on private mortgages by pretending to be a homeowner.

According to police, Fu then used fake identities of real people to put the fake mortgages on the victims homes without their knowledge. 

Police say the mortgage scam targeted several law firms throughout the GTA and that Fu was able to generate over $10M in mortgages. Fu is wanted for one count of conspiracy to commit an indictable offence, one count of fraud exceeding $5000, and one count of uttering forged documents.

The charges have not been proven in court.

Police call Fu armed and dangerous and advise against approaching him. They advise those who approach him to call local police. According to police, Fu is known to frequent Vancouver. 

“Investigators are advising the public, especially those in the mortgage and legal professions, to scrutinize all identification and be vigilant in confirming the identities of individuals in real estate transactions,” the release said.
