Sale of Montreal Mansion Shatters Quebec Real Estate Record

The record-breaking sale of a luxury property in Senneville, on the western tip of the island of Montreal, is a sign that the real estate market in Quebec is finally following the lead of Ontario and British Columbia (BC). 

According to Sotheby’s Realty International, the stunning six-acre waterfront estate has set a new record as the highest residential property sale through the MLS® (Multiple Listing Service) system in Quebec’s history.

The property was listed at $19,885,000. 

Listing broker Cassandra Aurora with Sotheby’s International Realty Quebec represented both the seller and the buyer in the transaction. “The house has everything,” says Aurora. “It’s a six-acre gated estate with absolutely beautiful sprawling grounds and 180-degree lake views. There is zero flood zone, because you’re high up and the views and sunsets are spectacular.”

The timeless five-bedroom French Colonial-style mansion features soaring ceilings and windows throughout, offering picture-perfect vantage points of the Lake of Two Mountains, including soul-soothing views that blanket the spacious family room in natural sunlight.

One of the stars of the show in this sprawling home is its pristine kitchen — the type that will inspire even the non-cooks to get creative on the culinary front. Designed for entertaining year-round, the remodeled kitchen is equipped with top-of-the-line appliances, a large island, walk-in pantry, and French doors that open directly into the backyard. 

The spacious primary bedroom offers a true refuge from the world, with a spa-worthy ensuite that includes a spacious double shower, gas fireplace, and soaker jacuzzi tub overlooking the lake. A custom walk-in closet completes the editorial-worthy layout.

“The property is navigable, with two docks; you could take the boat and go all the way to Ontario,” says Aurora. “There are also great snowmobiling paths on the lake and it’s perfect for fishing. Its location 20 minutes from the city offers the best of an urban and rural lifestyle.”

Guests can enjoy a luxurious two-bedroom guest house with an open concept kitchen and entertainment area. Meanwhile, a large seven-car garage will keep the owners’ and guests’ undoubtedly pricey cars protected. 

According to Aurora — who is no stranger to selling multi-million-dollar homes in the Montreal area — the home had a few international perspective buyers and a few locals from Quebec. The international buyers didn’t have a chance to see it, however, before a deep-pocketed local buyer scooped it up after just fifteen days on the market, she says.

Ultimately, Aurora wasn’t surprised by the home’s record-selling final price tag. “I was expecting to get close to asking and believed in its value, but I was a little surprised at how quickly it sold in the Quebec market,” she says. “But the market has been amazing for Quebec’s realtors; we are finally catching up to Ontario and BC. It’s not only a record sale price-wise, but also how quickly it sold set a record for that type of home.”

Previously, all of Montreal’s record-setting homes had been located in the city’s affluent Westmount neighbourhood, says Aurora. “I am very happy to bring the new record-setting home to the West Island,” she says.

Senneville is a very small village but has a “Golden Mile” filled with homes that offers a beautiful Hampton estate feel, Aurora tells STOREYS.

A sign of the times, the sale comes as Quebec’s real estate market continues to experience a record surge in luxury sales activity and prices across its urban and suburban markets. 

“There has been a sharp increase in demand for luxury properties in suburban and recreational markets since the start of the pandemic, a trend we expect to continue,” says Don Kottick, President and CEO of Sotheby’s International Realty Canada. “Affluent Canadians are maximizing space to enhance their lifestyles given the many changes that were brought on by the pandemic. Properties that enable the enjoyment of recreational activities and the great outdoors in privacy, while also accommodating family and friends in comfort and with security will remain exceptional, and enduring lifestyle and financial investments.”

And the sale of this stunning, sun-soaked spot proves just that.
